Cypress is in northwest Harris County, sitting on a mix of sandy loam and clay that drains better than the inner-Loop clay but still wants water moved away during heavy spring rains. Bridgeland and Towne Lake are master-planned communities where most homes are under 15 years old — typically still on builder-installed 5" gutters that are now showing wear at the corners and downspout connections.
