Guard demand here is rising on that same curve: neighborhoods that didn't need covers ten years ago do now. The Pearland playbook, then: audit the original builder gutters honestly rather than patching them piecemeal, upsize to 6-inch with 3x4 downspouts on the big master-plan roofs, route discharge away from the slab on every run because the flat clay lots forgive nothing, and put unguarded systems on a twice-yearly cleaning cadence — spring and late fall — before storm season tests them.
