Commercial properties have fundamentally different gutter requirements than residential homes. The roof areas are larger, the water volumes are higher, the building codes are stricter, and the consequences of failure affect business operations and liability. Compare this to our residential gutter installation process for a better understanding of the differences.
Key Differences from Residential
Larger roof areas — A typical commercial building has 5,000-50,000+ sq ft of roof area compared to 1,500-3,000 sq ft for a house. This means significantly more water to manage.
Flat or low-slope roofs — Many commercial buildings have flat roofs with internal drainage, but those with pitched sections still need perimeter gutters.
Building codes — Commercial buildings must comply with local building codes that specify minimum gutter and downspout sizing based on roof area and local rainfall intensity.
Liability — Water overflow or ice from a commercial building that injures a customer or damages vehicles creates liability exposure. Proper drainage isn't just maintenance — it's risk management.
Sizing for Commercial
Commercial gutters are typically larger than residential:
- 6" K-style — Minimum for most commercial applications
- 7" or 8" box gutters — For large roof areas or high-volume drainage requirements
- 4"x5" downspouts — Standard commercial sizing (vs. 2"x3" or 3"x4" residential)
Material Considerations
Heavy-gauge aluminum (.040" or .050") — Thicker than residential gauge, handles the weight of more water and debris, resists damage from service equipment on roofs. See our gutter materials comparison for more on material options.
Galvalume steel — Steel with an aluminum-zinc coating. Extremely durable and cost-effective for commercial applications where appearance is secondary to performance.
Stainless steel — For food service, medical facilities, or other applications where corrosion resistance is critical.
Commercial Maintenance
Commercial gutters require the same maintenance as residential — but the consequences of neglect are amplified. A clogged gutter on a 20,000 sq ft roof can dump thousands of gallons of water in the wrong place during a single storm.
We offer commercial maintenance contracts that include:
- Quarterly gutter cleaning and inspection
- Priority emergency service after storms
- Detailed photographic documentation for property management records
- Compliance documentation for insurance and code requirements
